How much does Tax Correction Service cost?

If we obtain a reduction, our fee is 50% of the first year’s tax savings. A $30 court filing fee and a $75 appraisal fee may also apply. If we do not save you money, there is no fee whatsoever to you and we absorb the costs.

Do I have to pay anything upfront?

No. There is no money down. We collect our fee only after obtaining a successful reduction. No reduction means no fee, plain and simple.

Can grieving my assessment cause it to increase?

A grievance asks for a reduction in the assessed value. As a result of the grievance, your assessment can be reduced or remain unchanged; it cannot be raised through the grievance proceeding.

Will my tax rate change?

We challenge only the assessed value of your property not the tax rates used for the school and general taxes. Tax rates are set by the county legislature and the applicable Town, Village, or School boards.

How long does the process take?

The grievance process generally takes 12 to 18 months from start to finish because of court backlogs and the volume of cases filed each year. Your filing remains tied to that tax year. If a reduction is awarded after tax bills are issued, a refund will be processed.

Will anyone need to come into my home?

No visit is required by us or the Town as part of the standard process. The Town or Assessor’s Office personnel cannot enter without your permission. If anyone requests access, you may decline and contact us before agreeing. We prepare the case using the available property information and supporting records.

Do I have to wait a year before signing up again?

If you received a reduction last year, you generally need to wait another year before filing again.

Can lower property taxes increase my home’s value?

Lower property taxes reduce the ongoing cost of owning the home. That can make the property more affordable to a broader pool of buyers, improve marketability, and support its value.

I am purchasing a house. Can I still sign up?
